Maintenance
“For
a building, the total life cycle costs associated with the exterior
skin or envelope of the building will be one of the larger costs that
an owner will have to face.”
—Douglas L. Watts
In 2000 and 2001, Toronto’s Municipal Licencing and Standards
department issued several work orders against the corporation.
The
parking garage
The city inspectors ordered the condo to remove the vehicles out of the
garage and stop using it until it was sufficiently repaired to bring it
up to city standards.
The garage renovations were started in the spring of 2002. The
estimated cost for all the garage work was $8,000,000.
Brickwork
When it rained water leaks were entering the buildings through
the buildings’ envelop. The city issued a work order demanding that the
deteriorating bricks be replaced. There were reports of bricks falling
off the walls.
Window locks
The corporation also had to install window locks on all the windows as
a young child in an 18th floor unit fell from a window and died.
The estimated cost to repair the brickwork and install the locks was
$4,000,000.
