Too many problems—property

YCC #42 has so many physical defects and workmanship problems that it is disturbing that the board cut the fees by 20%, effective in January 2013, when there are so many building obvious defects that need to be repaired.



This ground floor fire door is kept propped open most likely due to a bad odor in the hallway.



A light switch is not secured to the electrical box. The box is too crowded for the light switch to fit inside the box.

There appears to be a number of electrical workmanship problems in the three buildings.



Perhaps because they have been so many false fire alarms, this fire alarm buzzer have been ripped off the hallway wall.



There are missing electrical receptacle box covers in the parking garage.



This is indoor electrical wire that is designed to be used in residential homes not in apartment building underground garages.



Here is flexible electrical cable being secured with tie wraps.



Here is a piece of conduit being secured with tie wraps. This piece of conduit is has a long, low bend in it so it would be easy for someone to hang off of it and tear down. Notice the painted camera housing.



The CCTV camera installers have left the cable connection boxes dangling from their own wiring.



The surface on the parking garage floors has water running under it causing long bubbles.



There are water leaks in the locker rooms and signs of water damage in the P1 level under the 320 Dixon tower.

Pin holes
Pin holes are small holes in water pipes.

There are pin holes in the hot water risers that are causing water leaks that require patching.

Pin holes appear when the water pipes get old and they usually occur in the hot water pipes. Replacing the risers is expensive.

Driveway & parking areas
The driveway and outdoor parking areas need repaving, doors and locks need replacing and crumbling concrete needs repairs.

The administrator got the major garage and building envelope work done but there was a lot left for the board to deal with.
