Your rights

All condominium owners have certain rights. They include:
1.
Quiet enjoyment of your unit and the common elements.
2.
Participate in the condo's AGMs.
3.
Receive annual financial statements.
4.
Inspect the corporation's documents.

These rights are listed in the Condominium Act.

However, if the board of directors refuses to recognize your rights, then your rights do not exist unless you are successful in replacing the majority of board members or if you have the sufficient money and grit to take the corporation to court or to the Condominium Authority Tribunal (CAT).

Your ultimate right
When the board refuses to recognize your rights, it is best sell and get out.

Fighting a political battle against your neighbours or taking them to tribunals or court is emotionally draining, ever lasting and very expensive.

Don't believe me? Ask any experienced litigation lawyer.

If you are in a condominium where there is any of the following:
1.
Serious political turmoil.
2.
There is an entrenched board.
3.
There is a lack of information & you can't inspect the records.
4.
The physical building is deteriorating.
5.
There are overcrowded units.
6.
You are certain there is corruption.
7.
The corporation is in financial difficulties

then sell your unit and move on.

However
If you are a a born rebel who will not listen to good advice,
then you need to read.
