Corporate meetings

By the Condominium Act, condos must have a board of directors and the board must have regularly scheduled meetings for the transaction of business. The corporation also must have an Annual General Meeting and must call a Special Owners Meeting whenever one is required.

Condo meetings are to be governed by the same democratic principles which apply to our three levels of government. These principles embody fairness, reasonableness and good faith towards all who are entitled to take part.

Rules of order
These meetings need to follow a set of recognized rules to insure order. Robert's Rules of Order and Nathan's Company Meetings including Rules of Order are most commonly used to run condo corporations in Ontario.

Nathan's rules are preferred by most lawyers who chair condo meetings.

Requirements for a meeting
For a meeting to take place the following is required:
1.
All eligible owners must have been given proper notice and the right to attend the meeting.
2.
The owners must have been given a complete information package within the timelines called within the Act.
3.
The meeting room must have adequate lighting, seating, ventilation, comfort and safety.
