Training for directors
The Condominium Authority will provide training for all new directors.
What this training will consist of is unknown but it may be
Internet based so the trainees can take the course or courses at home
or while they are at work.
If the training is similar to the mandatory safety courses provided the
Ministry of Labour, it may consist of a series of short topics followed
by a true and false or multiple choice "test".
At the end of it, the graduate can print out their certificate.
Content
Having new directors get an idea of what their responsibilities are is
a good idea. Having them understand that they need to perform their
duties in good faith and show due diligence is also important.
What can't be taught
The Authority cannot teach volunteer condo directors not to be lazy,
thoughtless, self-serving or careless while carrying out their duties.
I have met directors who openly admit that they did not read the
contracts they signed, admit that they didn't verify the minutes of
previous meetings they voted to approve and had never read the by-laws
and rules for the corporation that they are responsible to direct.
I know treasurers who do not examine the invoices before they sign the
cheques because they are "sure" they can trust the management company.
So how is the Authority going to deal with the unmotivated, the lazy,
the self-serving, the dishonest and the uncaring candidates that get
acclaimed or voted in as volunteer condo directors? Beats me!
